Big K Site Solicitation

On June 4, 2012, the Department of Housing and Community Development (DHCD), released a Solicitation for Offers (SFO) for the development of the Big K site, an assemblage of four contiguous District-owned properties in Ward 8.

Please note that the submission date for the bids has been extended from 3 pm, Friday, August 3, 2012 to 3 pm, Friday, September 7, 2012. All questions regarding the solicitation must be received by 3pm, Monday, August 22, 2012. Note that additional architectural documents, for your reference, have been added below.

Through the SFO, DHCD is seeking public offers to build a development project that promotes vibrant, walk-able, mixed-use neighborhoods and commercial corridors on the following site:

The Solicitation for Offers application materials will be available by Friday, June 8, 2012 here on the DHCD website and also at the DHCD Housing Resource Center, located at 1800 Martin Luther King, Jr. Avenue, Washington, DC 20020 in CD format. Printed copies of the application will be made available upon request.

The deadline for submitting proposal applications is 3 p.m. on Friday, September 7, 2012.

ARCHITECTURAL DRAWINGS

In order to print the drawing to scale, do not use “fit to page”; instead, choose 100% for a full size 24” x 36” or a lower percentage in increments of 10 (for example, 80%, 70%, 60% and so on). Dimensions on the Optira scans are approximate.
SOLICITATION QUESTION AND RESPONSES

1. Regarding the historic buildings on the property, is there any stipulation against moving the homes to a different area of the site, such as moving the structure from 2238 MLK to 2228 MLK?

DHCD will consider the overall historic preservation plan for the site. If a developer wants to propose something that may be outside the normal practice in a historic district, we strongly encourage the developer to meet with the D.C. 2. Do you know if these structures contain basement space at all?

Both 2234 and 2238 Martin Luther King, Jr. Ave., S.E. have basements/crawlspace.

3. Regarding the solicitation, has there been any clarification as to what type of retail the neighborhood does not/does desire to have located on the site?
